de S\u00e3o Paulo&nbsp;<a href=\"https:\/\/www.saap.org.br\/bairros-residenciais\/mudancas-de-ultima-hora-no-zoneamento-poem-em-risco-trechos-de-alto-dos-pinheiros\/\" target=\"_blank\" rel=\"noreferrer noopener\" style=\"background-color: transparent;font-weight: bold\">aprovou<\/a>, no apagar das luzes de 2023, mudan\u00e7as na Lei de Zoneamento que n\u00e3o haviam sido propostas nem discutidas ao longo das mais de 30 audi\u00eancias p\u00fablicas realizadas no ano passado. As modifica\u00e7\u00f5es inseridas de \u00faltima hora pelos vereadores e votadas a toque de caixa t\u00eam&nbsp;<strong>impacto negativo<\/strong>&nbsp;em v\u00e1rias regi\u00f5es da cidade, inclusive em parte de Alto dos Pinheiros.<\/span><\/p>\n<p style=\"text-align: justify;margin: 0px 0px 10px\"><span style=\"font-size: 18px;font-family: Arial, Helvetica, sans-serif;line-height: 1.5\">Resta agora ao prefeito Ricardo Nunes (ali\u00e1s, candidato a reelei\u00e7\u00e3o neste ano) vetar essas altera\u00e7\u00f5es \u2013 por piorarem o j\u00e1 ca\u00f3tico desenho urbano de S\u00e3o Paulo e por terem ignorado muitos meses de debate no munic\u00edpio.<\/span><\/p>\n<p style=\"text-align: justify;margin: 0px 0px 10px\"><span style=\"font-size: 18px;font-family: Arial, Helvetica, sans-serif;line-height: 1.5\">Vamos pressionar o prefeito para que vete, para que diga n\u00e3o \u00e0s mudan\u00e7as nocivas. Ruth Cardoso entre a Arruda Botelho e a Frederico Hermann Jr. deixa de ser zona corredor e vira zona de centralidade. Assim, passam a ser permitidos pr\u00e9dios de at\u00e9 60 metros (20 andares), prejudicando o tr\u00e2nsito da regi\u00e3o e os lotes residenciais que ficam pr\u00f3ximos dessa \u00e1rea.<\/span><\/li>\n<li style=\"text-align: justify\"><span style=\"font-size: 18px;font-family: Arial, Helvetica, sans-serif\"><strong>Espa\u00e7o para normas menos r\u00edgidas nas principais avenidas<\/strong>: Alto dos Pinheiros tem avenidas em que com\u00e9rcio e servi\u00e7o s\u00e3o permitidos. S\u00e3o as chamadas zonas corredores (ZCor): avenidas Fonseca Rodrigues, Pedroso de Moraes, S\u00e3o Gualter, Frederico Herman Jr e Di\u00f3genes Ribeiro de Lima, ruas Macunis e Alvil\u00e2ndia, pra\u00e7as Pan-americana e pra\u00e7a S\u00e3o Marcos. Mas mesmo nelas as constru\u00e7\u00f5es devem seguir as regras da Cia. City sobre, por exemplo, recuos, taxa de ocupa\u00e7\u00e3o e altura dos im\u00f3veis. O projeto aprovado pelos vereadores n\u00e3o menciona as ZCors no artigo que fala de restri\u00e7\u00f5es de constru\u00e7\u00e3o.
